First, whenever I hear about a book, program, or video on house flipping, I am instantly suspicious. Flipping and real estate in general, for some reason, attract a wide variety of sketchy, late-night infomercial type, get-rich-quick con artists who command big dollars to reveal their "secrets" to getting wealthy. And these secrets are typically delivered in a high energy, slick, motivational speaker style. Thankfully, this book does not fit within that mold. This is a pretty straightforward, no nonsense read with lots of interesting info.
I purchased this book after much web research into "the best books on flipping houses." I have been dabbling in real estate investing for decades, but I would like to get more serious by learning more. This title consistently popped up on every "best of" list I found, typically at or near the top. Luke Weber's style is down-to-earth and informative. He is not preaching or evangelizing in any way and I felt, at times, like I was sitting and having a beer with someone while they explained their craft to me. That said, the writing was professional and not conversational or filled with colloquialisms and immature convention.
Weber seems to be a competent writer, with a clear voice. This is a self-published book, which is not so rare anymore, but it doesn't suffer from as many of the self-publishing issues as many books do. There are minimal typos and grammatical issues, a few here and there. I would think, however, that this book is popular enough now to warrant a thorough professional editing, ensuring that there are no issues whatsoever. That would be my one recommendation to the author.
Even though this is a relatively quick read, there is a ton of information here. The audience for this book is clearly people who strictly want to do real estate investing in the form of flips and none of the work associated with them. Weber even warns against doing any work yourself. That was a bit frustrating to me because I am a licensed contractor, albeit a one-man show, and not doing any of the work just doesn't make practical sense to me. Maybe I need to wake up! The fact that Weber is interested in flipping ANY kind of real estate from apartments to town homes to single family homes was impressive. The other aspect of this book that is interesting, but daunting is that Weber has zero trepidation about doing flips from a significant distance away. Most of the flippers I personally know, definitely stick within a certain territory as a measure of inspection and control. I have to give Weber credit... He has major kahones stepping so far out of his general area and doing flips all around the country. Some of the most fascinating information in the book comes in the form of his "boots on the ground" discussions for doing remote flips.
All-in-all, I think this book lives up the good reviews and rankings that it generally receives. I'm not sure that I feel any more confident after reading it, however. I think this has to do with the amount and complexity of information that is crammed into this tiny book. You will definitely get your money's worth. There is just a lot there to digest.

His anger towards “seminars” are very relatable...
The most funny thing to me during my read is I felt a strong anger from Luke towards those high-tickets seminar because he just have to mention it every 5 pages lol.
It’s totally understandable because myself had been to richdad seminar and during the $500 3-days “training” the speaker (clearly a salesman not an investor) spent 60% of the time to pitch their 20000-40000 courses.
I done my research on Biggerpockets so I got out with buying it but seeing all the people spent that money I do feel sorry for them.
especially there were a few Philippine kid non of them were more than age of 25 also bought it and saying to the speaker “this country really is the land of opportunities as it promised”.
Anyways most of the seminars are sales pitch but a few are real deal you just have to know who’s the speaker, and Luke Weber is definitely a real deal and this book made clear of my flipping path a lot even I have read several other great books 5 stars book indeed

I loved this book, let me tell you why. Most of the training and mentorship pilfered by "GURU" wannabes don't give you half of the knowledge Luke's dropping in this book. If you're wanting to get into real estate, wholesaling, flipping, etc.- then The Flipping Blueprint is the book to read. If you're an experienced investor, I promise you will gain a few gold nuggets along the way and enjoy reading about Luke's story. For the newbies, Luke gives practical advice and mixes in his real estate journey so that you can see that's it's possible. Don't forget to join Luke's FB group and share your story.

When I saw the great reviews I was eager to read this book. I have experience with contractors and I also have my real estate license. I am less than impressed with the author's attitude toward other real estate professionals. It seems that his methods involve wasting others' time. He makes it seem like every real estate agent, contractor, and buyer should be blessed to be working with him. He is clearly not a humble guy and I would not recommend taking this approach to building lasting relationships. He has some useful information in here but not enough for me to recommend this book to a colleague.

This book has some great advice. It's down to earth and written with enough wit that's it's a pleasant read. However, the title and description of the book led me to believe I'd learn what was most profitable to remodel on a house I intended to flip and how to go about doing it. You will find no such information in this book. This book focuses only on how to work with realtors and contractors to work for you. It dabbles in finding lenders but offers no information on taxes or capital gains. This book is probably perfect for a beginner looking to start flipping homes by earning a slim profit off the backs of their community's realtors and contractors but leaves them without any guidance whatsoever to earn the sweat equity themselves. Wish the title (or at least the description) had been clear about that.
